The Grattan is a proposed 610-unit Purpose-Built Managed Student accommodation (PBMSA) Development at 96-110 Great Victoria street, currently the site of Fanum House.
In November 2023, a Proposal of Application Notice was submitted (LA04/2023/4377/PAN) by SBS Developments, proposing the "Demolition of existing Fanum House and erection of new Purpose-Built Managed Student Accommodation (mix of clusters and studios), including landscaped roof terraces, and all other associated site and access works."
In January 2024, South Bank Square (SBS) Developments held a community consultation, outlining their plans for the Demolition of the existing Fanum House and Norwood House, and the erection of 610 new Purpose-Built Managed Student accommodation units (mix of clusters and studios) with ancillary amenities including:
• A Gym
• Lounges and Roof terraces
• Study Spaces
• Laundry and Recycling
• Café/Coffee shop on Ground Floor
In April 2024, South Bank Square Ltd submitted a planning application (LA04/2024/0664/F) proposing demolition of the existing buildings on the site and construction of a new Purpose Built Managed Student Accommodation development across 4 blocks of 6 to 18 stories in height, comprising of 560 student rooms, including landscaped roof terraces, associated amenity, site and access works. On 12th November 2024, the Belfast City Council Planning committee recommended this application for approval.
In June 2025, hoarding was erected around Fanum House and demolition commenced. Later in September 2025, hoarding was also erected around Norwood House, built in 1990, and demolition commenced.
