About FEAT4 Padel Boucher Road
39 Boucher Road is located on the western side of Boucher Road. The site was historically occupied by the Ulster Tatler Group, which operated from the premises for over 40 years. The building consists of a single-storey red-brick office structure, with a large hardstanding area to the rear used as car parking. Since early 2025, the premises have been vacant and no longer fit for purpose.
The site has a modest planning history:
Z/481/82 (1982) – Permission granted for publishing and printing premises, establishing the site’s long-standing office use.
Z/2005/0004/O (January 2005) – Application for demolition of offices and construction of 2–3 storey retail and office units. This application was later withdrawn in January 2006.
In August 2025, Crock Partnerships Ltd submitted a planning application (LA04/2025/1296/F) proposing:
Demolition of the vacant office building.
Erection of a purpose-built padel facility measuring approximately 31m x 64m, with a height ranging between 8m and 12m.
Five indoor padel courts meeting international standards.
Ancillary uses including:
Café (158 sqm) for visitors and spectators.
Pro shop and reception area (68 sqm).
Gym and recovery studio (125 sqm, mezzanine level).
Changing facilities and lobby.
Parking provision: 24 car parking spaces and 10 cycle spaces.
Contemporary warehouse-style design, incorporating glazing and modern materials to enhance visual quality.
The proposed facility will be operated by FEAT4, a new padel brand aiming to establish Belfast’s first dedicated padel club. The brand intends to invest approximately £1.5 million into the project and expand across Northern Ireland in future.
