12-14 Cornmarket is a brick-and-glass structure of approximately 5,300 ft² across basement, ground, and three upper floors. The site was constructed in 1958 & designed by Houston & Beaumont.
The 1958 building replaced a late‑19th century four-storey structure. Since its construction, the property has been primarily in retail use. Notably:
Graham Tiso occupied the ground floor until December 2012.
Occupied by a number of temporary retailers between 2013-2016.
Occupied by Pandora (ran by Argento as a franchise partner) between 2016 and 2021.
Occupied by Pandora (ran as a company owned store) from 2022.
The upper floors have had intermittent office/storage roles, but no long-term continuous tenancy.
In May 2025, PANDORA Jewellery UK Ltd submitted a planning application (LA04/2025/0771/F) proposing the following:
Installation of a new shopfront surround, incorporating existing ground-floor windows and entrances.
Addition of new windows within existing openings on upper floors of the front façade.

The site at 2 and 12 Parkgate Avenue and Madison Avenue in Belfast, Northern Ireland, encompasses approximately 0.09 hectares. It is bordered to the north by an existing hardstanding area, to the south by commercial properties, to the east by Parkgate Avenue, and to the west by Madison Avenue East. Currently, the site consists of brownfield land occupied by vacant commercial premises and associated hardstanding areas. In February 2019, Oakland Holdings Ltd submitted a planning application (LA04/2019/0553/F) seeking the demolition of 32-38 Queen Street and erection of 175 bed aparthotel with associated bar, restaurant and conferencing facilities. The Queen Street Aparthotel is currently under construction and is located at the corner of Queen Street and College Street. The site previously comprised Lyndon Court, which was a 3 storey building that included ground floor retail space, a courtyard and office space on the upper floors.
