About IKEA Belfast
IKEA Belfast, a large-format home furnishings and household goods retailer, is located at 306 Airport Road West, Belfast, within the Holywood Exchange Retail Park. The area is situated in the eastern part of the city, approximately 4 miles from Belfast City Centre. It lies within the Belfast Harbour Estate and is part of the wider Sydenham Business Park, which is characterised by a mix of commercial, industrial, and retail uses.
The IKEA Belfast site includes a substantial standalone retail building with a distinctive blue and yellow façade, customer car parking, loading bays, and ancillary infrastructure. In addition to the retail operations, the site accommodates a multistorey car park, which provides additional parking capacity for visitors.
The IKEA store forms part of the Holywood Exchange retail complex, which was developed during the early 2000s. IKEA Belfast officially opened in December 2007. Prior to its redevelopment, the wider site formed part of the industrial lands associated with the Belfast Harbour Estate. The transformation of this area into a retail and commercial destination was part of a broader regeneration strategy aimed at improving economic activity and land use within East Belfast.
Since its opening, IKEA Belfast has operated as the sole IKEA location in Northern Ireland. The store and its surrounding infrastructure have remained largely unchanged since its original construction. However, nearby land has been subject to separate planning and industrial developments, including the approval of a Combined Cycle Gas Turbine (CCGT) power station to the south-west of the IKEA site in recent years.

Planning Application - LA04/2025/0928/F:
This full planning application proposes external alterations and upgrades to the existing building façade and the multistorey car park. The upgrades include trade dress improvements intended to refresh the external appearance of the building in line with IKEA’s corporate branding. The proposal also includes additional site works, which may relate to surface finishes, landscaping, or minor infrastructure improvements.
Planning Application - LA04/2025/0927/A:
This advertisement consent application seeks approval for 20 shop signs on the external façade of the buildings and directional signage throughout the site. The proposal also includes the installation of 17 flag advertisements. These elements are designed to improve visual identity, wayfinding, and promotional visibility for the store and its associated facilities.
Together, the proposed works are intended to enhance the visual presentation and functional layout of the IKEA Belfast site. The applications do not propose any increase in floorspace or fundamental changes to the land use but focus instead on visual, branding, and practical improvements to the external environment.

Imperial Buildings is a four storey, with attic, commercial and office building located at 70-74 High Street. Imperial Buildings was designed by W.J. Gilliland and constructed 1906-7. The building enters valuation records in 1908 as two shops, valued at £83 and £110 and 33 offices on the first to fourth floors with valuations from £3.10s to £29. It was reerected from the second floor up, with some details missing, after it was damaged during a Luftwaffe raid in 1941. The building has provided accommodation for a number of companies and organisations including Farrow’s Bank Ltd, the Ulster Teachers’ Union and local offices for the Daily Mail and other newspapers (Street Directories). Since the 1970s the ground floor shops have been occupied by a sports goods retailer (Jackson Sports).
