About Tim Hortons Kennedy Centre
The site currently operates as a drive-thru coffee pod, constructed as a standalone unit in the surface car park of the Kennedy Centre. This unit was developed following successful planning approvals in 2020 and 2021 and is occupied by Tim Hortons, a Canadian-based coffee and food service brand. The drive-thru facility has been in use since 12th December 2022, when the development was completed and the coffee shop opened to the public.
The existing operation includes a single-function drive-thru service primarily catering for coffee and light refreshments. The unit makes use of vehicle access and drive-thru circulation space in the car park. It is located in a position that required the reduction of existing car parking spaces to accommodate the footprint of the unit.
In June 2020, HJS Developments Ltd submitted planning application (LA04/2020/1228/F) proposing the construction of a standalone drive-thru coffee pod within the surface car park of the Kennedy Centre. This application was approved in November 2020. The approved scheme allowed the development and siting of the coffee pod structure with associated access, circulation and parking modifications within the car park.
The development of the drive-thru unit will result in the removal of approximately 40 car parking spaces from the surface car park to accommodate the building footprint and drive-thru circulation space.
In May 2021, HJS Developments Ltd lodged a second planning application (LA04/2021/1356/F), seeking amendments to the previously approved drive-thru coffee pod. Proposed alterations included elevational changes, an additional bin/grit store area, adjustments to the service yard, and a revised drive-thru layout. This application was approved in September 2021.
Planning documents from this period confirmed that the intended tenant of the proposed standalone coffee shop was Tim Hortons, a major international café operator.
Construction of the approved standalone drive-thru coffee unit commenced in June 2022 and was completed by December 2022. The facility opened for business on 12th December 2022, operating as a drive-thru coffee service under the Tim Hortons brand.
In December 2025, TH UK & Ireland Limited submitted planning application (LA04/2025/2156/F) with the stated purpose of changing the use of the existing drive-thru coffee pod unit to a drive-thru restaurant with hot food takeaway.
The application narrative indicates that the change of use is required to facilitate continued operation of the unit under a new operator, following the announcement that Tim Hortons will cease trading from the premises shortly.
