Nine Lanyon Place is situated at Lanyon Quay in Belfast city centre, adjacent to the Waterfront Hall and near Belfast Central train station.
The building currently provides approximately 150,000 sq ft of Grade A+ office space across six floors, with expansive 25,000 sq ft floor plates. It features a modern double-height entrance lobby and has been designed to accommodate contemporary, open-plan working areas, breakout zones, private offices, and meeting spaces .
Nine Lanyon Place holds historical significance as the first Grade A office space constructed in Belfast following the Good Friday Agreement in 1998. Construction began in 1999 and was completed in autumn 2000. In 2017, a major refurbishment project was undertaken to modernise the building, including the creation of a new lobby and upgrades to digital infrastructure, aiming to make it "future-fit" for modern tenants .
In March 2025, Lanyon Place Ltd submitted a Proposal of Application Notice (PAN) (LA04/2025/0451/PAN) outlining a comprehensive redevelopment plan, including:
Ground Floor: Change of use from offices to retail, restaurant, and gym facilities.
Fifth Floor: Conversion of office space to accommodate 33 apartments.
Roof Level: Removal of existing rooftop plant to construct 35 apartments at the current plant floor level.
Additional Floors: Construction of two new floors to provide 57 apartments.
Overall: A total of 125 new residential units, along with alterations to reconfigure and provide new entrances and vertical circulation, plus associated landscaping and services.
