About Nelson Place
Nelson Place Student Accommodation is located on a prominent brownfield site measuring approximately 0.4 hectares at the junction of Nelson Street, Great George's Street, and Little York Street in central Belfast. Positioned immediately adjacent to Ulster University’s Belfast Campus, the location lies within walking distance of the Cathedral Quarter and major transport connections. The site's proximity to Belfast Metropolitan College and Queen’s University makes it ideally situated for student-focused development.
Historically, the site was used for light industrial and low-rise commercial purposes. Prior to its current development, several planning applications were submitted:
Z/2004/0714/F: Submitted in March 2004 by Ruskin Properties Ltd & approved in January 2006 for 48 apartments and 18 houses.
Z/2008/0824/F: Submitted in April 2008 by Big Picture Developments Ltd & approved in October 2014 for 238 apartments with ground floor commercial use.
Z/2012/0352/O: Submitted in March 2012 by Nelson Street Partnership & approval granted at appeal in May 2013 for 217 apartments across three blocks.

LA04/2016/1252/F: Submitted in June 2016 by Olympian Homes for a 774-bed, 12-storey managed student accommodation complex. Approved in January 2017.
In December 2021, Student Roost (via PBSA Nelson Street SARL) submitted a revised planning application (LA04/2021/2893/F) to amend the original 2016 consent. Key changes included the integration of multi-use recreational and wellness facilities directly into the development. These amendments were approved by Belfast City Council in May 2022, reinforcing the site’s dual role as residential and recreational space.
In April 2024, a further planning application (LA04/2024/0651/F) was submitted by Roost Propco NS Limited proposing public realm enhancements, including new lay-by parking, cycle stands, and improved landscaping to support sustainable access and improve the surrounding pedestrian environment. This application was approved in July 2024.
December 2021: Site works began with piling rigs and initial plant installation.
June 2022: Cranes erected and construction of the structural cores commenced.
July 2023: Topping-out ceremony held by GRAHAM Construction.
