About Marlborough House
Marlborough House, located at no. 28-32 Victoria Street and no. 8 Marlborough Street, was constructed in the 1960s and is a 6 storey office block with a series of unused and disconnected buildings to the rear which includes a derelict listed block. The building offers approximately 25,000 square feet of office space.
Historically, Marlborough House was occupied by Tughans, a prominent law firm. In May 2023, Tughans relocated from Marlborough House to The Ewart building on Bedford Street.
In May 2022, the Martin Property Group acquired the building. Following the acquisition, Vault Artist Studios, Northern Ireland's largest provider of affordable and multi-disciplinary studio spaces, established their new premises in Marlborough House. The building now houses 70 artists and features a public-facing gallery and project space on the ground floor.
In August 2023, the Martin Property Group announced plans to convert Marlborough House into 120 apartments. The proposed development includes partial demolition of the existing structure and redevelopment of an attached listed building. A Proposal of Application Notice (PAN) was submitted (LA04/2023/3774/PAN) for this development.
In September 2024, Park Street Projects Ltd submitted a planning application (LA04/2024/1592/F) and listed building consent (LA04/2024/1595/LBC) proposing:
Demolition of 8 Marlborough Street to make way for new development.
Partial demolition of Marlborough House while retaining key structural elements.
Refurbishment of the historic Listed Building (Princes Court) to preserve its architectural significance.
Construction of 103 high-quality apartments, offering a mix of 1-bedroom, 2-bedroom, and 3-bedroom units to suit diverse living needs.
Private and communal amenities, including internal and external shared spaces for residents.
Enhanced infrastructure and site improvements to support the development.
The Marlborough House redevelopment was approved in October 2025.
