The Lanyon View development site, encompassing approximately one acre, is strategically located at 3-9 Dalton Street in Belfast. Bounded by Dalton Street, Middlepath Street, and Bridge End, it offers proximity to Belfast City Centre and the SSE Arena, with convenient access to the M3 motorway via the nearby Lagan Bridge.
Currently, the site is cleared and vacant, awaiting development. Its prominent position near major transport links and the River Lagan positions it as a potential landmark on Belfast's eastern approach.
2007 Proposal: In December 2007, Bally Properties, in collaboration with Povall Worthington Architects, submitted a planning application (Z/2007/2948/F) for 177 apartments across three blocks of 10, 13, and 16 storeys, including 177 basement parking spaces, a ground-floor gym, and a central podium garden. This application received approval in November 2009.
2018 Proposal: Kilmona Property Ltd submitted a planning application (LA04/2018/2649/F) in October 2018, proposing a 17-storey residential building comprising 178 apartments, 3 retail units, a gym, car parking, and landscaping. This application was approved in March 2021.
Several Proposal of Application Notices have been submitted to modify the original planning application, aiming to increase the number of residential units within the development.
In October 2022, Kilmona Property Ltd submitted a Proposal of Application Notice (LA04/2022/2088/PAN) for the demolition of existing buildings and the construction of 260 apartments, a gym, and three retail units, in line with the previously approved application (LA04/2018/2649/F), along with associated car parking and landscaping.
In April 2024, Kilmona Property Ltd submitted another Proposal of Application Notice (LA04/2024/0585/PAN), proposing the demolition of existing buildings and the development of 278 apartments, a gym, and three retail units, further expanding on the plans approved under LA04/2018/2649/F, with associated car parking and landscaping.
The most recent proposal, submitted in March 2025 by Kilmona Property Ltd (LA04/2025/0381/PAN), seeks to further amend the approved plans by increasing the development to 359 apartments, while retaining the gym, three retail units, car parking, and landscaping.
