Lagan House is a three storey building, constructed in 2005, located at 19 Clarendon Road. The site lies within the Belfast Harbour Estate and is presently occupied as office premises, overwhelmingly by entities connected to Lagan Group. The upper floors of the building are in use by various companies under the Lagan Group umbrella—Lagan Homes entities, Lagan Infrastructure Ltd, Lagan Property Investments Ltd, etc.—operating in sectors such as property development, construction, and real estate investment.

Belfast Harbour Police (future)
In May 2025, Belfast Harbour submitted a planning application (LA04/2025/0880/F) seeking permission for a change of use of the ground floor from office (Class B1(a)) to a police station to enable the relocation of the Belfast Harbour Police (BHP). The proposal also includes internal reconfiguration works to adapt the interior for operational policing needs and the erection of a 25sqm external vehicle storage building within the curtilage of the site, intended for bicycles and motorcycles used by the police.
No external or elevational changes are proposed to the building itself. The existing entrance, internal lobby, and façade will be maintained.
The relocation from the current base on Milewater Road to Lagan House is intended to enhance operational efficiency. The new site is closer to increasing footfall within the Harbour Estate due to nearby developments and closer to communities in Sailortown, supporting the BHP’s mission of neighbourhood policing and engagement.

Norwich Union House is six storey retail and office building extending to c37,000 sq ft. The building comprises 8 retail units on the ground floor along with five floors of office space on the upper floors. The site also has a 200 space multi storey car park. The 6-8 Queen Street site is currently vacant. Norwich Union House was previously a World War 2 bomb site and was constructed in the 1960s for Norwich Union. The site has since been acquired by McAleer & Rushe for redevelopment.

In February 2019, Oakland Holdings Ltd submitted a planning application (LA04/2019/0553/F) seeking the demolition of 32-38 Queen Street and erection of 175 bed aparthotel with associated bar, restaurant and conferencing facilities. The Queen Street Aparthotel is currently under construction and is located at the corner of Queen Street and College Street. The site previously comprised Lyndon Court, which was a 3 storey building that included ground floor retail space, a courtyard and office space on the upper floors.
