About Hotel Marquis
The site located at 21 Queen Street is home to a historic sandstone building with a three-story structure and an attic fourth floor. This property, designed by Thomas Jackson & Son and built by Mr. W. McCammond between 1877 and 1878, was originally developed as a children’s hospital, replacing an earlier facility on King Street. The hospital officially began operations on April 24, 1879.
In 1932, the Belfast Children’s Hospital relocated to the Royal Victoria Hospital site, after which the Northern Ireland Ministry of Home Affairs acquired the building for use as a police station. The Royal Ulster Constabulary (R.U.C.) station operated on-site until its closure around 1993. The building, recognized for its historical and architectural significance, received a B1 listing (HB26/50/027) in June 1979.
At present, the building remains vacant, with previous planning applications proposing various redevelopment efforts.
Site History and Past Proposals
Several planning applications have been submitted over the years to refurbish and redevelop the site:
August 2002: North Clothing and Ivory Architects submitted a planning application (Z/2002/1935/F) proposing refurbishment to provide retail and restaurant space. This was approved in March 2003.
July 2006: Sommerhill Residential Properties and RPP Architects proposed a 36-bedroom apart-hotel with a lounge, bar, restaurant, and conference rooms (Z/2006/1782/F). The proposal received approval in April 2007.
December 2018: Big Top Productions announced plans for a 78-bedroom hotel, incorporating refurbishment and extension of the existing structure.
Future Proposals for the Site
In February 2020 Big Top Production submitted a planning application (LA04/2020/0568/F) proposing:
Demolition of rear buildings and structures.
Refurbishment and alteration of the front building.
Erection of a nine-story extension at the rear.
Creation of a 74-bedroom hotel featuring a restaurant, bar, and ancillary facilities.
This planning application was approved in December 2024.
