The building occupies a prominent urban site within a mixed-use area including business, residential, leisure and transport links.
The Halifax Building was originally developed and used as a five-storey office building following completion in 2001. It was constructed as a purpose-built call centre for Halifax Bank (part of HBOS Plc) and occupied from 2001 onward. At present, the building is typically marketed or used as office space, with amenities such as meeting rooms, staff restaurant areas and associated car parking.
Original Development (2000–2001)
The Halifax Building was developed between January 2000 and April 2001 as a five-storey office and call centre building of approximately 120,000 sq ft with an adjoining multi-storey car park.
The building was designed by MAP Architects and constructed by McLaughlin & Harvey, with financial support from the Industrial Development Board (now InvestNI).
Halifax occupied the building soon after completion and officially opened it in July 2001.
Cladding and Refurbishment (2018–2019)
In 2018, planning applications LA04/2018/2281/F and LA04/2018/2742/F were submitted by Lloyds Banking Group and Pegasus Group to remove existing external cladding and improve the building envelope.
Permission was granted for both the temporary weather protection system and final replacement cladding design, with removal and re-installation works occurring between late 2018 and December 2019.
These works aimed to improve the building’s thermal efficiency and fire safety performance.
A review of planning history reveals several key applications relevant to the site:
In September 1999, CUSP Ltd & Halifax PLC submitted a planning application (Z/1999/2850/F) proposing the development of the office building (to be used as a call centre) and associated car park at Sites 5 & 6 in the Gasworks Development Area. This application was approved in December 1999.
In September 2018 & November 2018, Lloyds Banking Group submitted a planning application (LA04/2018/2281/F & LA04/2018/2742/F) proposing the removal of existing cladding, installation of temporary protection, and replacement cladding design to improve safety and performance of the building envelope. These applications were approved in November 2018 & January 2019.
In December 2025, Healthcare Ireland Ltd submitted a planning application (LA04/2025/2215/F) the conversion offices to a nursing home comprising of 156 no. bedrooms, all associated ancillary accommodation which includes day rooms, hairdressers, cinema room, treatment rooms and a scan unit. Proposal also includes communal areas, courtyard, ancillary offices, external alterations and all other site and associated works at the Halifax Building, 24 Cromac Place.
