About Belfast Fleadh Caravan Park
The proposed Fleadh Cheoil na hÉireann caravan/ camping site is situated within the Titanic Quarter, a large waterfront regeneration area occupying former Harland & Wolff shipyard lands on Queen’s Island, east Belfast. The site lies between three key arterial routes - Hamilton Road, Queens Road and Sydenham Road and is well connected to the city centre, public transport infrastructure and active travel routes.
Titanic Quarter comprises a mix of residential, commercial, educational, cultural and tourism uses, including Titanic Belfast, residential apartment developments, offices, hotels and public realm spaces. The area continues to develop on a phased basis under an established regeneration framework led by Belfast Harbour and Titanic Quarter Limited.
In November 2025, Belfast City Council's Property & Projects Department submitted a Proposal of Application Notice (PAN) (LA04/2025/2046/PAN) outlining a proposal for temporary planning approval for a caravan, campervan and motorhome site. The development description includes provision for:
Caravan, campervan and motorhome pitches
Communal recreational spaces
Toilets and shower facilities
Waste disposal and waste collection points
Food and drink areas, including tuck shop and coffee shop uses
Site office and storage areas
Lighting, ancillary services and associated temporary structures
Available public information indicates that the proposal is closely linked to accommodation requirements for Fleadh Cheoil na hÉireann 2026, which will be hosted in Belfast and is expected to attract significant visitor numbers.
The lands subject to the PAN form part of the wider Titanic Quarter landholding and are not currently in permanent built use. Similar parcels within this area are typically used on an interim basis for surface car parking, temporary event infrastructure, construction compounds or remain vacant pending future development.

St Comgalls

St Comgalls is a two storey Listed Grade B1 (ref. HB/26/33/004) building that is located on Divis Street. The site was occupied by the old Belfast Model School from 1855 until it was destroyed by fire in 1922. The Catholic Church subsequently took over the site in 1932 and it became St Comgall's Primary School (originally known as St Comgall's Public Elementary School), which opened in December 1933. St Comgalls was designed by R.S. Wilshere. The buildings are characterised by their Neo-Georgian facades in red clay brickwork and grey 'cast stone' with large multi-paned windows and pitched slated roofs. St Comgalls Primary School closed in the 1999. For a period of time after the closure of the school, the Training and Employment Agency and WorkNet had offices in the building to help people into employment. The offices closed down and eventually the site became derelict.

Capital House

Capital House is an eight-storey commercial office building, originally completed in 1976. The building was historically used as BT’s headquarters, known as Dial House, reflecting its role in Belfast’s post-war commercial expansion. Capital House occupies a prominent corner site at the junction of Upper Queen Street and Wellington Place, immediately west of Donegall Square and close to Belfast City Hall. The site lies within one of the city’s most established commercial districts and forms part of the wider civic and business core of Belfast city centre.

51-53 Adelaide Street

51-53 Adelaide Street is a six storey red-bricked office building which occupies a prominent position with dual frontage on Adelaide Street and Clarence Street. Constructed in 1903, the building was originally commissioned by the linen merchants Fiddes, Todd & Corry Ltd and designed by architect Henry Hobart. It served as a linen warehouse until the late 1950s before being used by The Electrical Equipment Co. Ltd. During the 1970s, it was briefly occupied by a nursery goods retailer before transitioning to office use in 1980. A restaurant was later introduced at ground level, but the entire building is now vacant.
