About Beacon House
Beacon House, located at 27 Clarendon Road, is a commercial property located within Clarendon Dock in Belfast, Northern Ireland. The site forms part of the Belfast Harbour Estate, positioned along the River Lagan and in close proximity to Belfast city centre.
The site occupies a riverside location with views across the River Lagan, lying adjacent to Corporation Street and within walking distance of Donegall Quay, City Quays, and Titanic Quarter.
Clarendon Dock has been developed as part of a long-term regeneration programme undertaken by Belfast Harbour, with the area now comprising multiple office buildings, a hotel, and modern public realm features. Beacon House is positioned on a prominent corner site at the southern end of Clarendon Road.
Beacon House is a five-storey office building extending to approximately 51,028 square feet (c. 4,740 square metres). The building comprises open-plan office accommodation, meeting rooms, breakout spaces, and a reception area, with vertical access provided by two lifts. There is also a staff canteen and on-site car parking provision.
As of 2024, the building is fully let to Capita Business Services Limited, under a lease agreement extending to March 2028, with a tenant break option in March 2026. The current passing rent is reported to be £675,000 per annum. The property continues to operate as a Grade A office building and is marketed as an income-producing investment asset.
Beacon House was completed in 1999 as part of the phased development of Clarendon Dock. The building was originally constructed by a development entity associated with the Cusp Group, which was later restructured under the name Valto. It formed part of a broader commercial strategy to revitalise former docklands and attract private sector investment to Belfast’s waterfront.
During its operational history, Beacon House has hosted various commercial occupiers, including companies in the telecommunications and software sectors. Ownership of the building has changed over time, particularly following the financial restructuring of Valto in 2013, at which point the building was offered for sale.
In April 2024, Beacon House was brought to market with a guide price of £4.6 million, reflecting its status as a tenanted investment property. The sale was targeted toward institutional and private investors seeking stable commercial income. The property was marketed on the basis of the existing lease with Capita and its established position within the Clarendon Dock area.
