The site at 64 Andersonstown Road is located in West Belfast and covers an area of approximately 0.18 hectares. It lies on the southern side of Andersonstown Road, close to prominent community landmarks including Casement Park and the Kennedy Centre.
Historically, the site was occupied by a single residential dwelling, which was later demolished. Since the demolition, the site remained vacant and overgrown for a prolonged period. The lack of development activity led to its underutilisation despite its location within a well-connected urban corridor in West Belfast.
In April 2001, a planning application was submitted (Z/2001/1049/F) proposing to demolish the existing dwelling and construct 12 apartments. Approval was granted in March 2002, and although the dwelling was subsequently removed, no further development occurred.
In March 2004, a new planning application was submitted (Z/2004/0617/F) proposing the construction of 4 retail units, seven duplex apartments, and six garages. This application received planning approval in May 2005. However, similar to the previous proposal, no construction took place, and the site continued to deteriorate.
In October 2018, Lanyon Homes NI Ltd submitted a planning application (LA04/2018/2589/F) proposing the construction of 14 apartments in two blocks, along with associated car parking and landscaping works. The application was approved in January 2020, though no physical work was initiated on site.
In October 2020, Clanmil Developments Ltd submitted a planning application (LA04/2020/2077/F) which proposed the construction of 12 apartments in two three-storey blocks, specifically designed for residents aged 55 and over. This scheme included on-site car parking and communal landscaping areas, and was approved in March 2021.
Following approval, construction work commenced in April 2021. The development progressed steadily over the following years. By early 2024, the structural elements and internal works of the apartment blocks were complete, with external landscaping and finishing works underway. Clanmil Developments confirmed that the project was on course for completion by Spring 2024, and the development was officially declared complete in Autumn 2024.
