46-52 Upper Queen Street is a row of three low rise, four storey buildings. The ground floor of these buildings have been used by small business whilst they upper floors have been unoccupied. The Victorian-era buildings date back to the 1860's.
The site was owned by Hegan, who were granted planning permission to demolish the three-storey building and replace it with a seven-storey, multi-million pound office block with a retail unit on the ground floor (LA04/2016/2359/F). Hegan had owned the site for around 60 years.
The buildings were acquired by Urban HQ who submitted a planning application (LA04/2022/0717/F) to demolish the existing site to develop the site into a nine-storey Grade A office space offering private office suites, meeting rooms, a wellness studio, members’ lounge and events space. Urban HQ also have a second location, directly facing 46-52 Upper Queen Street in Eagle Star House. The application was approved in March 2023.
In October 2024, Urban HQ was sold by Magell Limited to entrepreneurs Justin Quirk and Conall Humston.

The Keep

The site comprises 13-25 Castle Lane, 3-9 Corn Market & 6-18 Castle Arcade, Belfast and has been vacant since British Home Stores (BHS) entered into administration on 25th April 2016. The Keep development proposals includes the re-cladding of the exterior of the building, the creation of a new central core access from Castle Arcade, as well as the demolition of the bridge link over Castle Arcade. It will create a retail and leisure space across the four storey building which includes the sub-division of the ground floor retail floorspace into 4 No. separate retail units and 1 No. café, change of use of all upper floors from retail and ancillary storage to mixed assembly and leisure use and change of use of the rooftop to a sui-generis use for the sale of food and drink.
