About Riddel’s Warehouse
Riddel’s Warehouse is a four-storey, mid-19th century ironmongery warehouse located on Ann Street in central Belfast. Designed by Thomas Jackson and constructed in 1867 for John Riddel & Co, the building is noted for a glazed atrium with five storeys of galleries supported on cast-iron columns and heavy timber members. The property is Grade B (B+/B1) listed and sits within a city-centre context of historic commercial buildings adjacent to the docks and to modern redevelopment sites.
The building ceased operating as a commercial warehouse in the early 1970s and fell into disrepair; it was subsequently acquired by Hearth Historic Buildings Trust in 2014 to secure and restore the structure. Since acquisition Hearth has undertaken holding repairs, enabled interim “meanwhile” uses (events, tours and cultural activities) and advanced feasibility and funding work to support a longer-term conservation-led re-use as a creative / cultural hub.
Built in 1867, Riddel’s Warehouse is an important, relatively intact example of Victorian industrial architecture in Belfast. The building served as one of the city’s principal ironmongery warehouses in the late 19th and early 20th centuries. Its internal galleried atrium and arched principal elevations are key heritage features cited in statutory listing and conservation descriptions. The site was placed on at-risk registers during periods of long vacancy; restoration proposals have been supported by a sequence of heritage grants and loans.
Since transfer to Hearth, the project has attracted support from specialist funders including the Architectural Heritage Fund and the National Lottery Heritage Fund, and has received multiple development grants and a Heritage Impact Fund loan to progress feasibility, urgent repairs and conservation works. Historic building condition reports, sketch restoration plans and staged delivery proposals have been prepared as part of funding and listed-building consent activity.
In November 2024, Hearth Historic Buildings Trust submitted a planning application (LA04/2024/1906/F) proposing the restoration of the ground floor of the property to the front of building and change of use from offices to include use as offices and event space. This application was approved in May 2025.
In July 2025, Hearth Historic Building Trust submitted a listed-building consent application (LA04/2025/1153/LBC) proposing external façade lighting to the window reveals at ground, first floor and to the arches at the top of the building.

Carlton House

Carlton House is a five-storey office building at the corner of Shaftesbury Square and Fulton Street. Carlton House was built in 1973 and housed the Shaftesbury Square Social Security Office and a post office on the ground floor. Prior to the construction of Carlton House, the site was occupied by the Shaftesbury Buildings. The Shaftesbury Buildings were constructed between 1884-87 and consisted of 11 three-storey terraced houses with expressed dormers, though they suffered considerable damage when a fire struck in 1968. The Shaftesbury Buildings were subsequently demolished and replaced by Carlton House.

Norwich Union House

Norwich Union House is six storey retail and office building extending to c37,000 sq ft. The building comprises 8 retail units on the ground floor along with five floors of office space on the upper floors. The site also has a 200 space multi storey car park. The 6-8 Queen Street site is currently vacant. Norwich Union House was previously a World War 2 bomb site and was constructed in the 1960s for Norwich Union. The site has since been acquired by McAleer & Rushe for redevelopment.

NI Water Kennedy Way Hub

NI Water's Kennedy Way Hub is a proposed mechanical and electrical workshop building with associated storage and ancillary office areas on the site of the former Kennedy Way Waste Water Treatment Works (WWTW). The Kennedy Way Hub site extends to approximately 3.8 hectares and is located in West Belfast. It extends to approximately 60% of a wider NI Water site that until 2000 was the site of the Kennedy Way WWTW. The site has not been in use since 2000 and is now best described as vacant land, although the principal components of the former WWTW remain in place. The former Wastewater Treatment plant was in use since the early 1900s.
