About Aloft & Residence Inns Hamilton Dock Hotel
The Hamilton Dock Hotel site is located within the Titanic Quarter, a major urban redevelopment zone on the former shipyard lands of Titanic Quarter. The site occupies approximately 1.3 hectares and forms part of Plot 8 within the wider mixed-use masterplan for the area. The location is directly south of Titanic Belfast and north-west of Hamilton Dock, adjacent to Queen’s Road and the wider waterfront regeneration district. The surrounding context includes a blend of residential, educational, commercial, and tourism uses, reflecting the district’s ongoing transformation from industrial shipbuilding lands to a multi-functional urban quarter.
As of late 2025, the Hamilton Dock Hotel site is under active development. Construction commenced in December 2023 following the granting of planning consent for the current proposal, and works are ongoing with an expected completion around 2026. The site was previously vacant and comprised flat grassed land with limited active use prior to the commencement of construction.
The site’s planning history illustrates evolving proposals for hotel and mixed-use development over more than a decade:
Z/2006/2864/O (December 2006): An outline planning application was granted for a residential-led mixed-use development including the Titanic Experience Building, public realm and associated infrastructure. This permission formed part of the broader Titanic Quarter Phase 2 masterplan but has now expired.
Z/2009/1260/F (September 2009): Full planning permission was granted for a hotel comprising 244 bedrooms, ancillary restaurant and conference facilities, hotel offices, landscaped public realm and a basement car park. This planning consent established the principle of hotel development on the Hamilton Dock site but expired without development taking place.
2017 Site Sale: The plot was marketed for sale with the benefit of the expired 244-bed planning consent, reflecting continued interest in delivering hotel accommodation in Titanic Quarter.
In the late 2010s and early 2020s, planning applications led by JMK Group have refined the scheme proposals for the Hamilton Dock site:
LA04/2019/1636/F (2019): In July 2019, JMK Group submitted an application proposing a 276-bed hotel with conference facilities, restaurant/cafe/bar uses (including a roof-top bar), landscaped public realm, car parking and associated site and road works. This application was approved by Belfast City Council on 28 January 2020, establishing a renewed planning consent for a hotel development on the site.
LA04/2022/0293/F (2022): In February 2022 a revised proposal was submitted, seeking the erection of a hotel/aparthotel comprising 162 hotel beds and 94 aparthotel beds, along with conference facilities, restaurant/cafe/bar uses, gym, landscaped public realm, car and cycle parking and associated works. This revision introduced an aparthotel component while retaining similar overall massing, siting, design and materiality to the previously approved scheme. It was approved in September 2022 by the planning committee.
LA04/2023/3442/F (2023): A further revised planning application was submitted in June 2023 proposing a hotel/aparthotel with 135 hotel beds and 93 aparthotel beds, restaurant/cafe/bar uses, gym, landscaped public realm, car and cycle parking and associated site and road works. This application was approved in December 2023 and currently underpins the ongoing construction on the site.
Following planning approval for the revised 2023 scheme, construction began on the Hamilton Dock Hotel in December 2023. In January 2024, it was announced that JMK Group secured a £28 million development finance loan from the Northern Ireland Investment Fund, managed by CBRE, to support the project’s delivery. The loan represents one of the largest commitments from the fund to date and is structured to facilitate the hotel development in Titanic Quarter, with projected job creation during the construction and operational phases.
The Hamilton Dock Hotel will be operated by Alof and Residence Inns by Marriott Hotels.
