The site at 57 King Street, Belfast, is currently vacant and located between two existing 10-storey buildings: College Central and the IBIS Hotel. The plot has been subject to multiple planning applications over the years, reflecting its development potential.

Site History

• December 2007: Leehill Properties submitted a planning application (Z/2007/2940/F) for a 10-storey extension to College Central, proposing nine apartments and ground-level car parking. The application was approved in February 2008 but was not developed.

• 2017-2018: CBRE placed the site on the market in summer 2017, and it was subsequently sold in 2018.

• July 2018: Amstel Developments Ltd submitted planning application (LA04/2018/1811/F), initially proposing an 11-storey apartment building with ten residential units. The design was later revised to nine storeys, and the application was approved in February 2019.

• April 2019: Amstel Developments Ltd submitted planning application (LA04/2019/0911/F), seeking amendments to the previously approved design (LA04/2018/1811/F) by adding two additional storeys, bringing the total height to 11 storeys and incorporating an additional duplex apartment (a total of 10 apartments). The application was refused in September 2019. An appeal was lodged under reference 2019/A0113, and in April 2020, the Planning Appeals Commission granted approval.

Future Proposals

In February 2025, Amstel Developments Ltd submitted a new planning application (LA04/2025/0284/F) seeking to renew the previous approval (LA04/2019/0911/F) under PAC reference 2019/A0113. The proposal consists of an 11-storey apartment building with a total height of 39 meters, comprising ten residential units.
