35 – 41 Queens Street is currently a cleared plot except for structural framework constructed to safeguard the gable of the neighbouring Listed property at McHugh’s Public Bar. The site previously comprised of a vacant three storey building which demolished in 2018 - 2019.
In April 2011, Village Homes NI Ltd submitted a planning application (Z/2011/0472/F) proposing demolition of the existing 3 storey building and erection of a new 16 storey building comprising 60 no. apartments with ancilliary facilities and commercial use at ground and first floor. This application was approved in November 2013.
In August 2021, Duncairn Ltd submitted a planning application (LA04/2021/1985/F) proposing the erection of a 15 no. storey building comprising 60 no. apartments with ancillary facilities and all other associated site works. This application was approved in May 2023.
In July 2022, Duncairn Ltd submitted amended proposals for their previously submitted application following extensive discussions with Planning Department at Belfast City Council. The proposals provides an active frontage with the inclusion of a coffee dock on the ground floor.

The proposed development forms part of Plot 4 of the King's Hall masterplan and is for the construction of a new four storey residential development for over 55s retirement living. It comprises of 41 apartments, resident’s lounge, commerical and ancillary accommodation with associated on site surface level parking provisions, landscaping and access. The site occupies the north west corner of the existing Kings Hall site and is currently occupied by vacant buildings associated with the former use of the site.

NI Water Kennedy Way Hub

NI Water's Kennedy Way Hub is a proposed mechanical and electrical workshop building with associated storage and ancillary office areas on the site of the former Kennedy Way Waste Water Treatment Works (WWTW). The Kennedy Way Hub site extends to approximately 3.8 hectares and is located in West Belfast. It extends to approximately 60% of a wider NI Water site that until 2000 was the site of the Kennedy Way WWTW. The site has not been in use since 2000 and is now best described as vacant land, although the principal components of the former WWTW remain in place. The former Wastewater Treatment plant was in use since the early 1900s.
