About 14 Lower Crescent

14 Lower Crescent is a two to three storey building which is currently vacant. The site was previously used as offices for the Belfast Health and Social Care Trust Drug Outreach Team which provided a harm reduction service for injecting drug users. The office closed around 2015/ 2016.

In 2021, Aurient Ltd purchased 14 Lower Crescent with the intention to develop seven apartments that will appeal to young professionals, mature students, doctors and nurses.

In June 2021, Aurient Ltd submitted a planning application (LA04/2021/1393/F) proposing an extension and alteration of the existing ground and first floor to provide additional office space. The application also proposed an extension and alteration to provide 2 no. apartments at second floor level with provision of roof top amenity space. The plans also included the demolition of internal walls and floors, with partial retention of existing facades. This application was refused in May 2022 as the great level of intervention in the building was considered unacceptable by Belfast City Council.

In August 2022, revised details were agreed with Belfast City Council following an informal Pre-Application Discussion (PAD) process.

In September 2022, Aurient Ltd submitted a new planning application (LA04/2022/1684/F) proposing retention of existing office use to ground and first floors, creation of 1 no. 2bedroom apartment at 2nd floor and a 3 storey extension to rear to facilitate additional storage space, lift and stairs and other minor works. This application was approved in November 2022.
