About Porters Annex
Porters Annex was a two storey red brick building that had a flat roof extension at the rear and an area of 0.077ha. The building was used by the Belfast School of Music but was later declared as surplus by the Belfast Education Library Board (BELB).
Prior to disposal to the private sector, expressions of interest were sought by Land & Property Services (LPS) from public sector bodies who may be interested in acquiring the premises. An indicative value of £160,000 has been placed on the Porter’s Annex building by Land & Property Services (LPS). Music Hall Services Ltd then acquired the site for around £140,000 at Lambert Smith Hampton’s auction in 2016.
In March 2017, Music Hall Services Ltd submitted a planning application (LA04/2017/0468/F) proposing the demolition of the existing building and construction of a new 4 storey apartment block containing 20 apartments. This application was refused in April 2017. An appeal was subsequently submitted to the Planning Appeals Commission (PAC) however it was dismissed by the Planning Appeals Commission (PAC) in December 2017.
In February 2018, Music Hall Services Ltd submitted a planning application (LA04/2018/0408/F) proposing the demolition of the existing building and construction of a new 3/4 storey apartment block containing 23 apartments. This application was approved in March 2019.
The formers Porters Annex was demolished in May 2019 with construction of the new residential development commencing in March 2022. Construction of the residential development was completed in May 2024 & the apartments went on the market for sale.

In February 2019, Oakland Holdings Ltd submitted a planning application (LA04/2019/0553/F) seeking the demolition of 32-38 Queen Street and erection of 175 bed aparthotel with associated bar, restaurant and conferencing facilities. The Queen Street Aparthotel is currently under construction and is located at the corner of Queen Street and College Street. The site previously comprised Lyndon Court, which was a 3 storey building that included ground floor retail space, a courtyard and office space on the upper floors.
