About Dorchester House

Dorchester House is an existing 10-floor, 52,000 sq ft vacant office building in Belfast City Centre on Great Victoria Street which was formerly owned by HMRC. Dorchester House was first built for the Inland Revenue in the early 1990's by Andras House.


In 2020, Andras House had acquired Dorcester House for an undisclosed sum. Andras House had planned to convert the existing office space into grade A office space. It planned to add two additional floors and almost 10,000 sq ft extra floor space.


In February 2023, Andras House submitted a Proposal of Application Notice (PAN) (LA04/2023/2620/PAN) proposing the conversion of Dorchester House from offices into an aparthotel with ground floor cafe. The conversion will include additional floors on the top of the building.


In August 2023, Andras House submitted a planning application (LA04/2023/3821/F) proposing the conversion of Dorchester House from offices into an aparthotel with ground floor cafe. The conversion will include additional floors on the top of the building. The new proposed development will be an aparthotel under the Adagio brand, which is part of the Accor Hotels group. It will have 136 serviced apartments with studios, one-bedroom apartments and an ‘co-living’ concept suitable for corporate groups, where a group of four bedrooms are clustered around a living area. Development is planned to start in early 2024.
